Long Term Resident Visa in Thailand

Eligibility and practical considerations for Thailand's temporary LTR programme for qualifying investors, retirees and professionals.

The legal position

Four principal categories apply different tests

The right LTR route depends on the applicant's finances, employment arrangements and plans in Thailand.

Each category has its own financial, investment, employment, income, qualification or expertise requirements. Health-protection requirements may be met through qualifying insurance, social security or a permitted bank-deposit alternative.

01

The programme may provide up to ten years, subject to continuing eligibility

The LTR programme provides for an initial five-year permission and a further five years subject to continuing eligibility and endorsement. It does not confer permanent residence or citizenship.

02

The visa is not unrestricted permission to undertake any occupation

Eligible LTR holders taking employment in Thailand must follow the digital work-permit procedure. Work-from-Thailand Professionals are approved for remote employment with an overseas employer, not local employment.

03

Tax treatment varies by category, income and compliance conditions

A qualifying Highly Skilled Professional may benefit from a 17% regime for eligible employment income, subject to employer, income and Revenue Department conditions. Other reliefs are category-specific and require separate assessment.

04

The process begins with BOI qualification endorsement

Applicants submit category-specific documents, complete BOI endorsement and then proceed through the designated Thai immigration service or embassy within the permitted period.
